본문내용

ng the difference between individual GALP and an actual transaction price as a dependent variable, second, I analyzed which and how variables influence conducting the multiple regression analysis applying an independent variable influencing each dependent variable, assuming individual GALP, an actual transaction price, and the difference between individual GALP and an actual transaction price as a dependent variable.
As a result of the analysis, present land usage condition of land was excepted from the regression analysis since it influences much less than expected. Second, a factor that makes the greatest influences on GALP and actual transaction prices was road width. Also, zoning and distance from a subway station were considered as quite influential factors. Especially, the floor area ratio was also influential on actual trasaction prices. Third, the difference between individual GALP and an actual transaction price was wider in the class 1 exclusive residential zone and residential use land. This is saying the fact that GALP of high-grade residential area in Yeoksam-dong, Gangnam-gu has not been comforted to an actual transaction price so thus which should be highly considered when estimating the GALP of Gangnam-gu. Forth, distance from a subway station which has not been considered is actually influencing on GALP and actual transaction prices a lot, therefore that it must be further considered when estimating GALP. Last, the difference between individual GALP and an actual transaction price was wide depending on present land usage condition, road width, and distance from a park. Hence, these factors must be further carefully considered when estimating GALP since present land usage condition and road width are influencing on actual transaction prices a lot.
